How is
a Buyer's Broker
Different?
An Exclusive Buyer Agent is a real estate agent or broker who always
represents buyers and never sellers. A Buyer Agent has a written
agreement with a buyer to act as his or her fiduciary
representative in finding, negotiating and buying a new home..
Traditional agents who show you homes represent sellers under a
concept known as "subagency". That means their loyalty is
governed by the various listing agreements on the properties they show
you. In essence they are subcontractors to the listing agent, who has a
fiduciary responsibility to the owner of the property. Subagents
by law cannot "represent" you. They can only show you houses.
They work for the seller. Their job is to get the highest price.

inconvenience of showing their home to prospective buyers, many of whom
are not really interested or do not have the funds to qualify for that
home. Real estate brokers and agents will pre-qualify potential buyers
before showing them a home. For buyers, real estate professionals can be
instrumental in helping to find the neighborhood they want, as well as
amenities in the surrounding area.
